About This Project
Acacia is a collaboration between BNW Developments and Fashion TV, designed by Conin International with an architectural language drawn from haute couture. Located on Al Marjan Island, the project offers 1–4 bedroom apartments and penthouses ranging from 592 to 5,631 sq. ft, with interiors that translate runway elegance into residential spaces. It is genuinely unlike anything else on the island. Al Marjan Island is a man-made coral-shaped archipelago extending into the Arabian Gulf, about 45 minutes from Dubai. The area is undergoing rapid transformation — the Wynn Resort, the UAE's first licensed casino resort, is under development nearby, positioning Al Marjan as a regional destination for high-end tourism and long-term residents alike. Pristine beach access and resort-grade amenities come as standard. With prices starting at AED 2M for a 1-bedroom and a 70/30 payment plan, Acacia is structured to keep capital outlay manageable through construction. Waterfront apartments on Al Marjan are currently returning 9–10% rental yields, driven by rising tourist arrivals and limited beachfront supply. Handover is scheduled for Q2 2028, ahead of the Wynn Resort opening — a strong window for early investors.
