Maravelle Residences is a boutique low-rise development by Majid Al Futtaim located inside Ghaf Woods, Dubai's first forest-living community. It comprises approximately 90 residences spread across four G+4 buildings. Majid Al Futtaim is one of the UAE's most established developers, known for projects including Mall of the Emirates and the Tilal Al Ghaf masterplan.

Maravelle Residences offers 2, 3, and 4-bedroom apartments across its four buildings. All units feature 3-metre ceilings, hardwood flooring, marble finishes, and private balconies with direct forest views. The layouts are designed to maximise space, light, and the connection to the surrounding tree canopy.

Prices at Maravelle Residences start from AED 5,500,000. The project is off-plan and offered with a 60/40 payment plan, meaning 60% is paid during the construction phase and the remaining 40% is due upon handover. Purchases from AED 2M also qualify buyers for the 10-year UAE Golden Visa.

Maravelle Residences is located within Ghaf Woods in Dubailand, close to Global Village and well connected to Al Khail Road. The wider Ghaf Woods masterplan is a car-free, forest-first community where ground-level movement is entirely pedestrian, with shaded walkways linking all amenities.

Residents have access to forest-edge swimming pools, wellness and yoga pavilions, outdoor fitness zones, jogging and cycling trails, padel, basketball and tennis courts, children's forest playgrounds, community gardens, co-working spaces, a clubhouse with lounges, boutique retail, pet-friendly trails, BBQ zones, and farm-to-table dining at Distrikt. Underground parking is included within each building.

Ghaf Woods is Dubai's first community built around a living forest of 35,000 trees, which makes it genuinely distinct. Independent measurements show air quality is up to 20% cleaner and temperatures are up to 5°C cooler than surrounding urban areas. The entire community is car-free at ground level, with a strong focus on wellness, sustainability, and human-scale design.

Rental yields at Ghaf Woods are projected at 7–10%, supported by strong demand for wellness-focused and nature-integrated living in Dubai. Capital appreciation of 15–25% is forecast over a three-to-five-year horizon as the community matures and forest-living real estate becomes increasingly scarce. These figures are projections based on current market trends in Dubailand.

The official handover date for Maravelle Residences has not yet been confirmed by Majid Al Futtaim and is listed as TBA. Buyers should register their interest directly to receive handover updates as construction progresses. The 60/40 payment plan means the final 40% is only due at the point of handover, reducing financial pressure during the wait.
