Riviera Residences II

Riviera Residences II is a waterfront residential tower on Al Reem Island, Abu Dhabi, developed by MERED. The G+34 building is designed by Pritzker Prize-winning architects Herzog & de Meuron and contains 404 residences including 1–3BR apartments, Bay Villas, Sky Villas and a penthouse. It is the second phase of MERED's broader Riviera Residences waterfront development.

The project offers 1BR apartments from 753 sq.ft, 2BR apartments from 1,115 sq.ft and 3BR apartments from 1,736 sq.ft. The collection also includes eight Bay Villas from 2,893 sq.ft, a 1,881 sq.ft duplex, six Sky Villas from 6,331 sq.ft and an 18,084 sq.ft signature penthouse. Prices for the villas and penthouse are available on request.

One-bedroom apartments start at AED 2,200,000, two-bedroom apartments from AED 2,900,000 and three-bedroom apartments from AED 4,500,000. Bay Villas, Sky Villas and the penthouse are priced on request. All residences include natural wood flooring, built-in wardrobes and fully equipped kitchens.

MERED offers a 50/50 payment plan: 50% is paid before handover and 50% on handover. The pre-handover portion breaks down as 5% on booking, 10% on signing the sale and purchase agreement, and 35% in scheduled construction-stage instalments. The remaining 50% is due at Q2 2030 handover.

The project is scheduled for handover in Q2 2030. It is currently an off-plan development, giving buyers time to spread payments across construction milestones before the final 50% is due on completion. MERED is the developer responsible for delivery.

The building's shared amenities span 52,883 sq.ft and include two adult pools, a sports pool, a children's pool, a padel court, two indoor fitness areas, an outdoor CrossFit zone, an outdoor yoga area, sauna, steam room, cold plunge and an ice bath spa. Social spaces include an event hall with cinema, a cafeteria with show kitchen, indoor lounge bar and a waterfront promenade with cafés, restaurants and boutiques.

The project is located on Al Reem Island, one of Abu Dhabi's most established residential and mixed-use destinations, minutes from the city's central business district. Sorbonne University Abu Dhabi and a range of schools are within ten minutes by car. The building sits directly on a waterfront promenade lined with cafés, boutiques and dining options.

The building was designed by Herzog & de Meuron, the Swiss architecture firm that has won the Pritzker Prize — the highest honour in architecture. The shimmering façade draws on the Emirates' pearl-diving heritage, and landscaping was conceived by Michel Desvigne Paysagiste, a leading French landscape architect. This level of architectural pedigree is rare in Abu Dhabi's residential off-plan market.
