ARKA Enclave

ARKA Enclave is a 14-storey branded residential tower on Dubai Islands, developed by Manodev Real Estate Development. The project offers 153 Maldivian-inspired residences designed by ZNera Space Architects and managed by Atmosphere Living. It combines resort-style hospitality with permanent residential living in one of Dubai's newest coastal communities.

ARKA Enclave is located on Dubai Islands, a large coastal masterplan off the Deira shoreline in Dubai. The project sits minutes from Dubai International Airport and a short drive from Downtown Dubai. Dubai Islands is being developed with beaches, marinas, hotels, and retail as part of a major waterfront destination.

ARKA Enclave offers 1, 2, and 3-bedroom residences ranging from 766 sq.ft. up to 2,159 sq.ft. Smaller 1-bedroom units are ideal for investors, while the larger 3-bedroom layouts suit families or those seeking a full resort-scale home. Select units include lagoon-inspired private pools on the terraces.

Prices at ARKA Enclave start from AED 1,750,000 for a 1-bedroom residence. Larger 2 and 3-bedroom units are priced higher depending on floor, orientation, and whether the unit includes a private pool. The project is currently off-plan with a Q4 2027 handover date.

ARKA Enclave offers a 40/60 payment plan — buyers pay 20% on booking, a further 20% in staged construction milestones, and the remaining 60% on handover in Q4 2027. This structure keeps capital commitments low during the build period and aligns the largest payment with property delivery.

Amenities include lagoon and infinity pools, a rooftop marina lounge, padel court, outdoor cinema, jogging track, fitness studio, indoor and outdoor yoga studios, a private massage suite, and a golf simulator inside the Elite Clubhouse. There are also open-air BBQ areas, children's play zones, and landscaped walking paths throughout the development.

Atmosphere Living manages the hospitality and lifestyle services at ARKA Enclave. Residents have access to à la carte services including personal butler and private chef experiences, wellness concierge, and adventure concierge. This hotel-style service layer is built into the residential experience, not an optional add-on.

ARKA Enclave is scheduled for handover in Q4 2027. The project is currently in off-plan status, with construction progressing under Manodev Real Estate Development. The 40/60 plan means the bulk of the purchase price is due at the point of handover, reducing early financial exposure for buyers.
