The Yards Plaza by BEYOND

The Yards Plaza is the first commercial hub within The Yards, a AED 4 billion masterplan in City of Arabia, Dubailand. It is developed by BEYOND, a brand of OMNIYAT Group, and comprises four B+G+6 blocks designed by Dewan Architects + Engineers with interiors by Bleu and landscaping by Coopers Hill.

The Yards Plaza offers 272 shell-and-core offices on Levels 3–6 across 32 layouts ranging from 1,321 to 3,189 sq.ft, with 17 units per level per block. The ground and podium levels also include 50 retail and F&B units for shops, cafés, and restaurants.

Offices at The Yards Plaza start from AED 2,850,000. All units are delivered shell and core without interior fit-out, allowing businesses to design workspaces, meeting rooms, and collaborative areas to their own specifications.

The payment plan is 40/60. Buyers pay 10% on booking plus a 4% DLD fee, 10% one month after booking, four instalments of 5% each between May 2027 and October 2028, and the remaining 60% on handover in Q3 2029.

The Yards Plaza is scheduled for handover in Q3 2029. The back-loaded 60% completion payment means buyers commit less than half the purchase price during the construction period, reducing financial exposure through the build phase.

The development features a business centre with a shared meeting lounge, a triple-height garden lounge, a central landscaped courtyard, public terraces, a lap pool, a gym, and padel courts available on a membership basis. Each block has a 4.5 m entrance lobby, and the project includes 1,200+ parking spaces and high-speed elevators.

According to CBRE, Dubai office rents rose 13% year on year in Q2 2026 with citywide occupancy at 94%, indicating strong demand for quality office space. The Yards Plaza is the only commercial product within a brand-new AED 4 billion master community, offering early-mover advantage with a back-loaded 40/60 payment plan that caps construction-phase outlay.
